2. Booking and Payment

  • Guests may book directly via the website or through third-party platforms.
  • Accepted payment methods: bank transfer, credit/debit card, PayPal, or cash on arrival.
  • Full payment confirms the reservation.

3. Cancellation Policy

  • Cancellations 30 days or more before arrival: full refund.
  • Cancellations within 30 days: full payment is required. Refunds may be negotiated depending on circumstances.

4. Occupancy and House Rules

  • Maximum occupancy: 10 persons.
  • Check-in: from 17:00 | Check-out: by 10:00. Adjustments possible in special cases if no new guests arrive the same day.
  • Pets: Small pets allowed upon request.
  • Smoking: Only outdoors and on terraces.
  • Amenities: Bottles of wine or groceries are available for purchase; wine is charged like a hotel minibar.
  • Guests must respect the property, furniture, and neighbors.

5. Liability

  • Villa Atreeum and JIM TRADE d.o.o. are not liable for personal injuries or accidents.
  • Guests are responsible for their belongings; the villa is not liable for lost, stolen, or damaged items.
  • Management is not liable for force majeure events, including natural disasters, strikes, or pandemics.
